Navigating the Challenges of Renovating an Old Apartment – From Concept to Realization

Renovating an old apartment can be both a challenge and a rewarding experience for designers and architects. While older buildings often carry a charm that is hard to replicate in modern constructions, they also present certain limitations—structural, technical, and logistical—that can test the creative ability of any design team.

This project, located in an apartment within a building constructed before the earthquake in Skopje in 1963, demonstrates how modern design and practical solutions can transform even the most challenging space into a beautiful home. In this text, we will guide you through the challenges and solutions that defined this renovation.

Adapting the Old Structure – Limited Modification Options

The first major challenge for this project was dealing with the structural limitations of the building. Because it was built with a massive load-bearing wall system, there were very few options for removing walls or creating open spaces, which are often preferred in modern apartments. Our team had to adapt to the existing structure and create a functional layout that respected these limitations.

Creativity in Dealing with Existing Walls

Although open spaces are a trend in modern design, we decided to utilize the load-bearing walls to emphasize the apartment’s charm. Instead of trying to “break up” the space, we integrated elements that created a natural division between areas. This meant not only preserving the structural integrity but also creating unique parts of the apartment where each zone has its function and character.

Step 1: Addressing Initial Demolition and Cleanup

One of the most surprising aspects of this renovation was the amount of waste we found during the demolition. When we removed the laminate floors, we discovered an old parquet underneath, along with wooden beams and sand (a traditional building method in older buildings). This significantly extended the demolition time, as everything had to be carefully packed and cleaned. In total, over 20 truckloads of waste were removed.

The walls were another challenge. For years, layers of paint had been applied directly on top of each other without proper preparation, resulting in large pieces of paint peeling off. This meant we had to strip the walls down to the original brick before starting with new plastering and painting. Although this was time-consuming, it was crucial to ensure a high-quality final appearance for the walls.

Changing the Floors – From Old to New

The floors were completely replaced after the initial cleanup. The client chose natural parquet as the best solution for most of the space, given its durability and elegance. For the kitchen and bathroom, moisture-resistant and stain-resistant ceramic tiles were installed, adding a modern look to these functional zones. With this combination of materials, we achieved a balance between the warmth of wood and the practicality of tiles.

Step 2: Overcoming Technical Challenges with Electrical and Plumbing Systems

When working in an old building, one of the most important tasks is upgrading outdated electrical and plumbing systems. In this case, although the electrical installation was updated during the adaptation of the apartment as office space, further adjustments were needed to meet the needs of a modern home. We added extra outlets and lighting in key areas to enhance functionality and ambiance.

The plumbing system, on the other hand, was a significant source of problems. The old faucets and pipes were not only outdated but also prone to leaks and clogs. At one point, we had to shut off the water to the entire building to replace the faucets—an action that caused frustration among the residents. However, once the new plumbing installations were in place, we resolved 80% of the technical problems encountered during the renovation.

Lighting and Electrical Installation – Key to Creating Atmosphere

Lighting plays a significant role in creating the ambiance of a space. In addition to basic lighting for everyday use, we also installed decorative lighting in some of the most significant zones of the apartment. Shelf lighting and floor lamps added dimension to the space, further enhancing the atmosphere and making the apartment visually interesting. These details not only increased functionality but also contributed to a better design.

Step 3: Bringing the Vision to Life: Floors, Walls, and Layout

With the technical issues resolved, we could move on to the more interesting phases of the project—creating a space that is not only functional but also visually appealing.

Floors and Walls

After installing a new layer of concrete substrate, we began laying the final floors. The client wanted a warm, natural look for the apartment, so we chose high-quality parquet for most of the space, except in the kitchen and bathroom where durable tiles were used.

The walls were plastered and painted in two layers, with earthy tones chosen to bring warmth and comfort to the space. This neutral palette was complemented by carefully selected lighting solutions that enhance the feeling of openness and lightness, even in smaller rooms.

Step 4: Custom Solutions for a Functional Layout

The layout of the apartment was carefully designed to maximize the use of available space while meeting the client’s specific needs. Each room was tailored to ensure functionality without compromising design.

Entrance – First Impressions Matter

The entrance area is the first thing you see when you enter a home, so we wanted to leave a strong impression right from the start. We used warm earthy tones for the walls, instantly creating a cozy feeling. A large built-in closet provides ample storage while maintaining a clean and tidy aesthetic.

Additionally, we added a full-length mirror with soft integrated lighting to enhance the space and improve its style. These design solutions created a well-thought-out entryway that is both practical and attractive.

Kitchen – A Fusion of Aesthetics and Functionality

The kitchen is the heart of every home, so our goal was to create a space that is equally functional and aesthetically pleasing. Given the limited space in the apartment, we had to maximize practicality without sacrificing style. We used modular elements and high-quality materials for the kitchen cabinets, with natural wood elements chosen to maintain the warm look we wanted throughout the apartment.

We equipped the kitchen space with all necessary appliances, carefully arranged to ensure maximum functionality. Additionally, we added a small dining nook where the family can enjoy meals together. By combining light tones with matte finishes, we managed to create an elegant yet warm and inviting space for everyday use.

Dining Area – A Place for Family Moments

Although the dining space was limited, we successfully integrated it into the open plan between the kitchen and the living room. We used a dining table with clean lines and modern chairs that complement the rest of the interior. This part of the apartment was illuminated with pendant lighting, contributing to an intimate and cozy atmosphere during meals.

Living Room – A Space for Enjoyment

The living room is a space where functionality and comfort must merge to create a place for relaxation and entertainment. Considering the load-bearing walls and other structural limitations, we designed a living room that is practical yet visually striking. Large windows allow natural light to flood the space, and the choice of furniture in light and neutral tones enhances the warm and inviting atmosphere.

The furniture in the living room was selected to maximize seating without diminishing the openness of the room. The large three-seater sofa is the focal point of the space, while the low TV stand and built-in shelves contribute to the room’s simplicity. Additionally, we added LED lighting behind the TV and in the shelves, further enriching the room’s ambiance, making it even more comfortable and sophisticated.

Bedroom – A Peaceful Oasis

For the main bedroom, the goal was to create a calm environment that encourages relaxation. The color palette of the walls follows the same warm tones as the rest of the apartment, while soft textiles and natural wood elements bring a sense of tranquility. The built-in wardrobes provide both comfort and practicality, making this room a true refuge after a long day.

The choice of textiles for the curtains, was carefully chosen to ensure comfort and aesthetic harmony. Additionally, we added large mirrors to visually expand the space, while soft lighting provides a calming ambiance for evening relaxation.

Children’s Room – Playfulness and Functionality

The children’s room was designed to be both fun and functional. A custom radiator cover with playful wooden details adds playfulness while also enhancing safety. The layout includes ample storage and a desk placed near the window to maximize the use of natural light, creating the perfect place for play and learning.

To meet the child’s needs, we designed spacious storage solutions, such as built-in wardrobes and shelves, providing space for all their toys and books. With soft carpets and vibrant details, the room is an ideal setting for creativity and development.

Utility Room – Maximizing Small Spaces

No modern home is complete without a utility room, and in this apartment, we utilized a small space to create a functional laundry and storage area. By incorporating smart shelves and storage solutions, we ensured that the utility room is both practical and organized, keeping the rest of the apartment clutter-free.

Even though it was a small space, we managed to install a washing machine and dryer, as well as shelves for storing all necessary cleaning supplies. This increased the functionality of the apartment and made it more organized and tidy.

Bathroom – Elegant and Efficient

The bathroom was another compact space that required careful design to be both functional and stylish. We chose neutral tiles to keep the space bright and open. A large mirror with integrated lighting and built-in storage further enhanced the practicality of the space. With smart use of every corner, the bathroom became an example of effective and stylish design in a small space.

A Modern Transformation with Old Charm

Renovating this apartment was a rewarding experience, as we managed to transform the outdated, office-adapted space into a modern and functional home that met all the client’s needs. The combination of modern design solutions and careful consideration of the existing structure allowed us to overcome the many challenges posed by this old building.

From the demolition and cleanup phase to the final touches of paint and decor, every step of the process was carefully planned and executed to create a beautiful living space. The result is a home that offers both comfort and style while retaining the unique charm of the building’s history.
